Search for Subject Properties Quickly

The Appraiser PowerTool lets you efficiently search for your subject property’s county tax assessor information online. Save yourself a trip to the courthouse to find public records. Don’t limit yourself to the search criteria found on the county www site. We let you search for county tax assessor records many ways – but the interface is the same for every county. Then, bookmark your subject property to access it easily the next time you are online.

Find Ideal Comps Easily

You won’t get the best comparable properties if you search only MLS listings. The Appraiser PowerTool database includes FSBOs (properties For Sale by Owner) as well as properties sold through the MLS. Find comps two ways with the Appraiser PowerTool.

First, the Appraiser PowerTool includes a full-featured Comparables search that lets you define up to 25 different criteria go obtain the perfect set of comps. Define your comps’ location several ways from a radius around the subject property to a specific geographic area. Select your comps by limiting your search to type of property, land use, improvement type, value, size, and type of structure.

When you click on “search,” you’ll find your comps plotted on a map and in a table that you custom design. You can export your results to Excel for further analysis or look at property details of every comparable until you find the best set for your purposes. Armed with these comps, you can provide an accurate real estate property appraisal.

The Auto Comps feature selects a set of comps for you, and then allows you to modify a limited set of search criteria and eliminate bad comps to arrive at a final analysis. This same feature is provided to REALTORS® in the Real Estate PowerTool.

Comprehensive and Timely Property Reports

This customizable report includes all of the data the tax assessor gathers and updates yearly -- like owner name and address, property description, square footage, real estate property taxes, and more.

You can also find each property’s most recent and historic sales and mortgage info, plus warranty and trust deeds in many areas. And if a sale includes many parcels, you can easily link to Property Reports of all the parcels involved.

Maps, Maps, and More Maps

Interact with smart GIS tax maps – click on any property parcel to see that parcel’s Property Report as well as:

• Quickly measure home parcel sizes: acreage, road frontage, and boundaries.
• Look at recent nearby sales on the map.
• Even for counties that do not have GIS maps, view and print our scanned tax maps.

And there are more maps and photos available via intelligent Internet links to help you evaluate the subject property and comps:

• Google aerial satellite photos let you view a photo of the correct property with boundaries clearly marked.
• Topographic maps show any problems in the yard, like a steep hill.
• FEMA flood maps and reports show at a glance if the properties are in flood zones.

Subdivision, Demographics, and School Info

The subdivision analysis lets you see the average and median sizes and prices of properties in the subdivision, plus turnover rates: another means of determining property value.

Enhance your analysis with census-based population statistics for the area around your subject property along with Department of Education school reports that list and analyze schools, libraries, and colleges in the immediate area.
