Components Screen
The Components screen is for the entry of building components for the construction systems
listed under Systems in the upper portion of the screen (Exterior Walls,
Roofing, Heating/Cooling, etc.).
For new estimates, Residential Estimator automatically displays any components
selected on the Component Assumptions screen. Use the Components screen to add, change or delete any components.
Component Grid
The component grid at the bottom of the Components screen allows you to enter components for a section, and displays the
components you have entered:
The columns in this grid are:
- Code: The numeric code for the component. You can add a component either by typing the component code in the Code column of the first blank row, or by using the system and available
components lists above the grid to select a component.
- Construction System and Description: Residential Estimator automatically displays the name of the construction
system and the name (description) of the component in these columns whenever you
add a component. These names will print in the report and cannot be changed.
- Units: Enter one of the following types of units, based on the component (only if you
did not enter a percentage in the % column):
- Area in square feet for heating and cooling, floor cover, garages, basements,
porches, etc.
- Count (Number of) for plumbing fixtures and fireplaces.
- Dollar Amount for floor cover allowance, appliance allowance, land value and site
improvements.
- %: The percentage of the component in the residence for exterior walls, roofing,
heating and cooling and floor cover. Only enter a percentage in this column if
you did not enter the number of units in the Units column.
- Quality: Only enter a quality for a component if it differs from the quality you
entered for the residence on the Building Data screen (or for the section on the Add/Edit Section screen).
- Depreciation %, Age and Life: Only enter a depreciation percentage, or an effective age and a typical life,
for a component if it differs from the depreciation for the overall building.
Adding a Component
You can add a component to the component grid in the lower portion of the
screen either by direct entry of the component number or by component search/lookup.
- Direct Entry: If you know the component number, click in the Code column of the first blank row of the component grid, type the number, then
press the Tab, Enter or Right Arrow key. Residential Estimator automatically displays the component’s name and construction system in the second and third columns of the
component grid. See the Worksheet Reference section of the User Guide or the help system for lists of available components, together with
descriptions of each.
- Search/Lookup: Use the construction system and available components display areas at the top
of the screen to search for components as follows:
- Click on the desired construction system. Residential Estimator highlights
the system selected, and displays all components available for that system.
Example for exterior walls:

2 If you need a description of a component while searching, click on its name to
highlight it, then press the F1 key.
3 To add a component, click on it to highlight it, then click the Add button (or double click on the component). Residential Estimator copies the
component code to the component grid, displaying its code, name and
construction system in the first three columns of the grid.
Deleting a Component
To delete a component, do the following:
- Right click in the component grid on the row of the component you want to
delete. Residential Estimator highlights the entire row, and displays a menu with
Delete as one of its options:
- Left click on Delete in this menu:
When the message "Do you really want to delete this component?" displays,
click Yes to delete the component.
